Newbie Needs Rehab funds for Short Sale...

I’m working on a short sale and I have a realtor working for me. Investor friendly.
This home is ARV $160,000, it needs a lot of work for rehabbing. I really like the looks of this house and love the Realtor. I really don’t want to just wholesale it, I would like to rehab it.
But, I would need a credit partner, or other investor to get a rehab loan, I don’t think I can get it myself.
Any suggestions???

Real Estate investing is a team sport. You need to put your team together before you start to look for properties. What you can do now is shop this deal to investors for financing and hope that no one steals it from you. If you put it under contract you will run the risk of loosing your earnest money. Look for business people in your area that may have the money and shop the deal to them,if one of them is interested you will have your first private investor. But do not stop there keep going and find more that would be interested by asking for referals. if you cannot do you know someone that might? After this exercise you will know in advance how these deals are made.

I don’t want your love. I want my money back, plus a nice profit. Offer some figures instead of some gratitude. Where is the money in this deal? How much experience do you have? What are you bringing to the table that would make me want to do a deal with you?
