First i wanted to say to my previous post was awsome advice thank you.My question is I’m currently unemployed and thier’s are no rei’s in my area; I’m a broke college kid in need of some cheap and close to free online marking strategy’s what I’ve been thinking of to attract qualified sellers is there catchy slogins that i can use and websites that you can refer me to to get the sellers to come to me.
If your broke you can get your own leads by driving around finding ugly vacant houses and look into wholesaling them. You can also call “For Sale By Owners” and see if you can find an opportunity there. Or you can always pass out business cards or maybe even put up door hangers on peoples door. What I learned in real estate is you need labor or money to generate leads. With money their instant leads but with labor things will take time but you can be successful both ways. Good luck.
Slogans don’t bring leads. Treat your Real Estate business as a business. It takes effort to bring in leads, so you either spend money for someone else to do it or to market or you spend your time to do it the dirty and hard way till you build up some cash.
I’m not a fan of driving around due to the price of gas, and the fact that now you’ll have to figure out what to do once you find a property, and each one has its own unique situation, hard to find two the same. However:
Run ads on Craigslist, make sure your ad is convincing to have people call you
Setup a website, include it in your ads and on business cards if you have some
what aaron said, call for sale by owners and keep bugging them every few days till they sell, list, or do business with you
get foreclosure listing from someone and do door-knocking till you find someone willing to talk to you
I don’t do much marketing now a days because I am trying to build another business, but I still get good deals through it for dirt cheap. Picking up an 8-plex for $190k with no down, worth $300k+, the lead cost me $17 and few cents. The trick is to know how to market your site and put the word out. This didn’t happen just by throwing a website together and calling it a day.
