I’m a newbie and because I don’t qualify for a conventional mortgage I need to get find a hard money lender. However, I’m terrified of getting scammed for my money.
Does anyone know of an reputable HMLs in Georgia? Or what should I look for in a reputable (or not so reputable) lender?
Any feedback would be greatly appreciated!!!
Is this for a primary residence transaction or investment?

Anyway, It would be for an investment property but I would be intersted in primary residence also.

Are you a HML? Do you provide refinancing? Have you tightened your loaning qualifications?
I am a national rehab loan broker that can provide refinancing to conventional terms once the HML has expired.
Guidelines aren’t as fluid in hard money as they are in conventional lending—there have been some modifications from some investors, but nothing as dramatic as we have seen on the conforming side…
