I have been researching lease options and sub to’s for about a year and a half now and I finally decided to step out of the boat. I have someone who is interested in a lease option but he appears to be an investor as well. Here was his response to my email "[b][b]I would definitely consider a lease option. There are some details to address but my ultimate goal is to sell each of my properties so I would be happy with a lease option. Feel free to call me to discuss the details. Thanks" I have not yet contacted him. What should I do and how can I make money out of this?
Sounds like a possible cooperative assignment type of deal…but without any of the details we have no way to know for sure.
The last thing you want to do is go toe to toe with a seasoned investor on your very first deal. You’ll be skinned alive.

Assuming other investors are out to take advantage of you is a dark, stressful way to start out your exciting new life as a successful real estate investor, IMHO!

Experienced (seasoned) investors can be some of your best allies! Not to mention they can make awesome teachers. They’ve already been where you want to go. Duhr!
May I recommend you contact that investor straight away? Listen to his proposal. Take good notes. What have you got to lose but a few minutes of your time? Come back here and get some more feedback. Find out what other investors think about what he proposes to you. And do your own research about how to do Lease Option deals. Ask yourself, does the info you find match up with what that investor’s asking you to do?

I, too, would tend to disagree with the poster telling you to avoid a seasoned investor. I know I have had many instances where I have worked with new investors in deals that were beneficial to both of us and in fact taught the new guy a thing or two.
Talk to the guy and see what he has to say. If you don’t have someone close by with experience you can bounce the deal off of, bring it back here and we will look at it.
