I wish there was a search function on these forums so I can post to a relevant thread instead of starting a new one. But anyways…
The one thing I lack most is knowledge. I have a ton of questions and I’m sure I’ll find some answers in the backlog of threads. But my main inquiry is:
Aside from the resources found on this site, what do you guys use as resources? Such as understanding the current market and learning about comps(I know MLS helps here but seems you need connections). What about sites like foreclosure.com? Is there somplace I can get local information to see the prices that property has sold for? All in all what resources did you use to get started?
I’m aware of the books and REI kits that are for sale but I’m looking for free self help kind of guides. The forums are great but are hard to navigate. What other websites have self help guides or advice?
Right now I’m an information sponge learning all that I can but I’d also like to separate the wheat from the shaft. So I ask of those who are living the success - what are the critical points of REI and how do achieve it? Respond with as much verbiage or brevity as you deem fit.
This post is getting too long for my own taste so I end it here. I know my question has been posed numerous time and wish there was some kind of knowledge base to refer to. Kinda like a FAQ. Thank you for any responses. I’m off to trawl the forums.
For whatever state you are in check the recorder of deeds, or assessor website and they might have very good research info online. Your local newpaper website might even have resent real estate transactions listed.
As far as self help guides go, you are sitting right at a
huge database of learning. My advice is to read every post on just about each and every forum here and on other websites relating to real estate. At some point something will click and the info you have read will start to make since. Or goto Borders or Barnes&knobles and sit down on your free time and start reading, then come back here and ask questions. Otherwise pony up and purchase a course. I can not intelligently recommend any but I have read that they can be very helpful.
Remember this is a numbers game, the more contacts you make the more deals you will make.

I don’t know how realestateabc can be accurate. I checked out my own house and they only had 6 comps from 2005. Ridiculous. There were dozens that show up on other sites. Great site but not up to date on the data.
