New york Zoning

My friend wants to sell me his house (1 fam) for about 70% of what it’s worth (checked comps and had appraisal done) and the house is zoned R3-2. Now the thing is I really don’t understand what that means. Does it mean that it would be possible to turn the 1 family house into a duplex or triplex? -I’m kinda confused. Thanks.

The maximun for R3-2 is for 2-family, and there are square footage to lot size ratios that has to be maintained.

I’m in a R3-2 zoning area, and many conversions were made from one family to two family homes. Sometimes variances are needed.
