I was wanting to join an investment club , but living in a small community in Iowa , there isn’t any that is local.

Bird dogging is tough, so keep that in mind.
Call the we buy houses signs and ads and establish your relationship with investors. Keep in mind that 90% of them are newbies starting out so make sure you don’t waste your time trying to bring deals to those who don’t know what to do with them.
Since, you come from a small community, maybe you should go to the nearest club, where there are more members. :smile Just my two cents.
