I invest in South Jersey. Its a tough market to crack. Prices are high in relation to rent and bargains in my target areas are hard to come by. I’ve watched a number of new investors outbid me in the past few years only to break even or suffer a loss. There doesn’t seem to be a significant number of properties that would lend themselves to wholesaling (at least in the neighborhoods I target). That doesn’ mean it can’t be done but you will need to find properties with serious profit potential before they make sense as a wholesale deal. Best of luck.
