You will have to pay something if you want a current foreclosure list. Think of it as an investment in your business. You can also search the lis pendens files at your county court house. Won’t cost you anything but some time and effort. Thanks!

I am based in Southern California and before becoming a Broker, I looked into getting foreclosure information (for free, but no luck). I would recommend getting with a real estate broker because we are the ones that have access to up-to-date information for foreclosures, shorts sales, investment properties, etc. Even better, the Buyers/Investors do NOT pay me as their Personal Broker, the Sellers do!!
Before getting too far into pre-foreclosure business in CA beware that CA recently, along with 18 or 19 other states, enacted new legislation that gives any would-be-purchaser-from-distressed-seller (in foreclosure) some special new hurdles to jump, weight to bear, etc.
So I’d recommend you look up and read CA Distressed Property law in CCCs and learn what the genii @ Sacramento have done for you.
Also get active in your local REI group so you can start staying current with CA law.
