New investor

I am new to investing. I read a lot of books on investing in apartment homes.
I founda deal for a couple of aprtments at 62k. The caprate is 11%. but the appraised values of each of these properties are low… 11,000 each…
the properties have leased tenants .

How can i make sure if the sale price is actually worth the investment? since the appraised values is so low…

the units are renting at 549 and 575 /month.

please advice
