I’m very new to the REI site and have been searching for information. I currently work overseas and have an address in Florida. I’m looking to invest in multifamily units but open to suggestions. I have about 100k to utilize and do not have a specific area that i’m looking at. Curious to see what areas are more looked at based off everyone’s opinion here. Hope you guys can help ! Few points that we have to look for investment in multifamily unit:

Identify your venture methodology

Build a system of assistance

Select properties that have fundamental worth drivers

Know your administrative limitations and necessities

Gather and survey reports, examinations, and exposures
-Inspect the property and meet the occupants
I personally would consider investing in debt instruments such as notes on mobile homes and 1st & 2nd mortgages on real estate. If you keep your LTV in check, your yields can and will be high. Also, this would prevent you from being a landlord from such a long distance which will become problematic.
Buying notes/mortgages is a great plan of investment but there is lots of competition…that is why I create notes at much higher yields to resell…there is no competition for me or my deals.
With $100k, one could acquire homes/mobile homes/mobile home and land packages at a substantial discount, resell at full retail with owner financing, and result in owning fully secured notes/mortgages of $150k to $200k at 10-12% face of notes…plug back in your $100k minus down payments received, you are likely to net 40% on the remaining funds, as ‘the bank,’ with no property management issues like fixing toilets.
Then, continue reinvesting payments and down payments received in same transactions and at 40%, the rule of 72s says your money will double every 1.8 years.
