How do I let the home owner know that I’m just a bird dog and not the actual end buyer with out discouraging them?

This is a very broad question. Do you know what the sales process is? You should train with someone who is willing to mentor you, or hold you by the hand and teach you this process. Talking to homeowners is a process not just a couple one liners. Go to a Reiclub and find someone willing to put some time into you. Good Luck.

Well you don’t want to tell them you’re Just a bird dog. They will look at you crosseyed. Something more original like a home buyer and seller maybe.Herbster

You need not to specify it specially. They will know it.

Here is what I did when I first started. lol :

"Hello, Mr. Home Owner I was calling about your ad I saw on____________

“Can you tell me a little bit about the property?” (Listen to what they say)

Ask whatever questions you need to get the info on the property…

Then you could say:

"Sounds great, Well I have an investor of mine who may be interested in this property, I’ll just need to get the details over to him/her. Do you have any pictures? or When would be a good time that he/she can speak with you more about this.

or you could say:

"Sounds great, well I have a friend of mine who may be interested…blah blah blah…

"Sounds great, well I have a buyer who may be interested…blah blah blah…

"Sounds great, well I want to talk to my partner about this because he/she may be interested…blah blah blah

If at any time they say, well who are you?

Just be straight up with them:

"Sounds Great, Well I’m a Property Locator and I just wanted to contact you and gather the details for my investor/buyer/friend/partner. This sounds like it might be a good fit, but I’ll have to clear it through them. When would be a good time for a follow up?

If they say, What the heck is a Property Locator?

"Well investors/buyers/my friend/my partner comes to me when they are looking for properties, so I just contact the homeowner and gather the details for them. That’s why I’m calling you today because they just happened to be looking in your local area. So when would be a good time for a follow up?

Always end with a question of some sort He who asks the questions is the one in control!

With that said, RealEstateConsultant said it the best. Get a Mentor! However, that shouldn’t hold you back from contacting sellers.
