I am looking to get into real estate investing. I am interested in finding a coach or program to help me get started. I live in NJ, so I would like to find either a coach or program based in NJ or something that personally worked for you. Thanks in advance.

I’m currently a mastery student to Than Merrill’s “Flip This House” on A&E. Great coaching program. They focus on the most important things of ANY business. Marketing. We are all in the business of “Marketing”. If you can’t bring in the leads don’t even think about getting into investing.
I think it is very important to have both a mentor and a coach, however if you are brand new I would just try to network and hang around some full time investors before you spend a bunch of money on a coaching program. You can find all sorts of great information at your local book store and most investors who are passionate about real estate will be happy to talk shop for hours.
Am not really sure about it, but you can actually try getting online training courses for real estate (depending in which state are you in) - or you can either buy online books and guides for property marketing. That is - if you cannot find someone to help you out.
Leave all those snake oil books along and hire you a mentor to teach you the ropes.
Here are a few thoughts I have about mentors.

Rule #1 in real estate is Location, Location, Location so if you want to invest in an area, be absolutely sure the person that mentors you actually INVESTS there.

Be sure the “mentor” is actually an “ACTIVE” investor themselves. Not someone that used to invest and now just writes books.

I personally prefer hands-on mentors. Someone you can personally reach, maybe meet with in person. Not someone you can only call their staff and only during specific times.

Finally - to get the most from a good coach/mentor/teacher. You need to allow yourself to be TEACHABLE. Drop your pre-conceived ideas or notions. Allow them to actually teach you.
And you for got to add that PLEASE pay the mentor a fair price and not be cheap.
