Here’s the problem. How do I get a legal description for my listing. Is there a way to get it online? Or do I still have to call the title company?

What if the seller doesn’t have the warranty deed?

I doubt if your listing requires the complete legal that is on yhe deed. The lot and block information is all that you probably need. Most places you can get that online from the tax appraisal district site.

i tried searching it on the “tax records” but my client has more than one house on his name. He is also a property investor. So it would only show his latest property purchase. Would it be better to just call the title company and ask for a legal description? I forgot what was the term for it, if you were to ask for the legal description from the tile company.

Call the county courthouse–Recorder of Deeds. They may be willing to fax you the deed or at least the legal description from the deed for a small fee.

One other option is the Property Appraisers website. Both of the counties I live in give the legal description. That way you can search by address rather than by name.
