I am going to meet my first seller in preforeclosure. Only, she dosent know that I know she is in foreclosure. But I called the trustee and she has judgement of sale on Nov 30,just a few days away.
What do you want to pitch her? Are you selling something? I used to sell Colliers door to door. I assume you want to buy her house. What are your intentions? How will you buy it and close in 7 days? If you have the cash in the bank you may be able to close that fast. You will need survey, title report. appraisal perhaps. What do you have to offer her? Just meet and discuss what she needs and what you can do. If you try to pitch her with some script you will be so nervous you will blow it. If you can not help her you will still gain some experience and may be able to nab the next one. Pre-foreclosures are fast and furious and take fast decisions and fast money. Even getting a hard money lender to move fast enough to fund in less than 2 weeks is hard especially if you are new to the game.

I know the process, but its talking about the ‘foreclosure’ that makes these homeowners very unfriendly. How do I let her know that I know she is in foreclosure?

Try not to hide nothing… Let her know you are aware she’s in foreclosure… Tell her you are a investor and you get a list of people that’s in foreclosures on a daily basis… That’s it… Then take everything from there…
