Negotiation company?????

I am a Real Estate looking for a reputable company to handle the negotiations of my Short Sales. I have come across some companies but the key is getting them to call me back. Not a good way to start off.

I have listened to Cory Boatright and think it may be a good one. Anybody else have some feedback on his system? If not, do you have a company you are working with that you really like and feel they get the job done?

I’m curious, vardakis; why do you feel you need a “negotiation company”?

Note your sentence, “but the key is getting them to call me back”, and then answer this for me. Why would you want to let someone else handle one of the more critical aspects of the SS business when you know no one else will care as much as you do?

I’m curious to see what others say on this, but I’m thinking that the vast majority of the “negotiations” are actually done just by making sure the BPO agent turns in a realistic valuation for today’s market, and for the property in its actual condition.

Would that we could do that much negotiating with the Lenders but I think the reality may be that they get the appraisal or BPO value back and they base their allowable discount off that amount. Of course, if your offer is too high in the first place, that could be a problem, but generally the bank is going to tell you what they need to net. You just have to make a decision whether this will work for you, with your known costs.

Now, I would love for others here to shoot me down and tell me I’m full of huey. I could be doing it all wrong and not know it. However, 95% of my efforts are on, 1) properly preparing the SS package, 2) influencing the BPO, 3) accurately working up my B-C HUD, based on what I know the property will sell for, and 4) accurately working up my A-B HUD so I KNOW in advance what is the most I can pay for the property.

Correctly doing these three enables me to list it at a pricing point that will attract buyers.

Wish that it were rocket science. It’s really not, though I could see why some would like to farm all this out and just sit back and collect checks. I’m cool with that. Wish I were there!

Good luck on this.I have tried tons of companies. I am currently using ipower shortsale and I definitely don’t recommend them at all. I have heard good things about Cory’s service. Its crazy you would think that there would be some good negotiation companies out there.

I’d recommend finding a good local guy that does the negotiations. That is what we have found to be the most efficient. We have one of our guys run to get the package and the deliver it to our negotiator. He takes it from there. We know him very well so it’s a good relationship.
