Looking for a good wholesale purchase contract that states its assignable. I have an contract but have to go through all 15 pages to figure what should be there and what should not. Any help would be greatly appreciated.

You can make any contract assignable. Just put “and/or assigns” after your name as buyer and cross-out any line that states “contract may not be assigned…”
Of course, it’s up to the seller to actually sign it at that point.

Go find a simple one page EM agreement and put “and/or assigns” just behind your name on the buyers line. Bingo.
Note, many community colleges have RE classes for people that plan on becoming agents. Even though you are not interested in becoming an agent, I highly recommend studying the material.
Also, you may be able to find an agent to help you if you gaurantee him, or her, a part of the action or an hourly fee.
