Your local banks would be the quickest and cheapest soure for helocs.
If you have the property listed on the MLS it may be more challenging to find a lender.
If it is listed, you will probably not get a loan unless you pull it off the MLS for a bit. Is it listed? What do your credit scores look like? Can you go full doc?

Judd, your deal seems very do-able. I take pleasure in matching or smashing HELOC rates from local banks and I also do them in half the time.
I would definately try to find a broker off this board that lends in your area before you give Di-tech a call. :-\
