I am new to investing, and I have no money to put down for points to originate a loan. Does anyone have any advice for using hard money lenders without any money out of pocket??? Can they add the points to the loan?

It is highly unlikely that a newbie can borrow from a hard money lender without some out of pocket…not impossible. This is a function of their confidence in you and the deal. Over the past 20 years, I’ve used hare money lenders rarely as I have developed relationships with private investors who fund my deals.
This is a relationship business!! You need to learn how to do certain deals and know it well. Then build relationships with lenders and investors. When you know what you are doing and your funding sources have confidence in you and your abilities, you can do no money out of pocket deals as well as overfund to include your up front fees.
