On a loan that size your LTV is going to be much lower than 90-95%. You will most likely be capped at 80-85%. What is the value of the property? If it is much higher than the sales price you may be able to use private or hard money and then refinance into it at a lower LTV.
Nevermind 80-85% you would be lucky to get past a 75%cltv for a loan amount exceeding 2million.
