Can some of you guys with apartment complexes give me some figures on what you pay for Yard Maintenance?
Just something like how many units you have, how much landscaping and how much you pay. And also if you could put in how much you pay for pest control and carpet cleaning per month.
Any real numbers given won’t mean a thing for you. Go down the list in your phone book of landscapers, pest control and carpet cleaners to get rough numbers for your situation.
If someone says they average 100 Carpet Cleanings a month with 1000 units that helps. And if 5 people each let me know how many they have, that most deffinately helps me.
And while yes, I can get estimates on Pest Control and Landscaping, Carpet Cleaning depends on how often you want it done. Again, another reason it would help to have some figures from you guys.
Carpet cleaning depends on how much carpet and where the carpet is. I had it done in only one bedroom of my house and it was $250. If the company cleaning the carpet is cleaning 1000 units for you, I’m sure you’ll get a bulk discount.
New York City carpet cleaners who exclusively clean high rise condos in Manhattan will charge many times more than the living room in Middleofnowhere, Wyoming. What I would be willing to pay for carpet cleaning in an low end complex is different than what I would pay in a high end complex.
My point is that any figure given to you will not matter because 9 times out of 10, that’s not what you’ll pay. Who better to know how much carpet cleaning will cost for your very specific situation than a carpet cleaning company in your area.
Decide if the property is in rentable condition during tenant turnovers. If the carpets need to be cleaned or replaced, do so. It’s far to expensive to do on a regular schedule like monthly or quarterly. Do it as needed. It’s also a huge inconvenience for the tenants because you have to move all of the furniture and let the carpet dry for a few hours. It’s very similar to putting a painting crew in the unit while it’s occupied.

Absolutely. The only way you’ll know for your situation in your area is to get some quotes from the locals. If you just tell them the square footage, they will be able to give you a decent number over the phone. Don’t let them tell you how frequently you should have the carpets cleaned or they will be there everyday sucking the dirt out of the carpet and sucking your checking account dry. It’s truly on a case by case basis.
If you have any luck like Mike (propertymanager), you’ll have to replace the carpet every tenant turnover because the tenant burned holes in the carpet from dropping their hot crackpipes.
