need opinions on this deal

I have this 4 commercial lots together.
Asking 350K
tenant in place “car dealership”.
In the past Walgreen’s, 7 eleven, Tire Kingdom has express interest in this property.
4 lots Tenant pays 2,500 a month and willing to pay a 5% increase and taxes (800) insurance (1,500). become a NNN lease.
The owner has environmental studies done already and everything is ok.
Will hold 50K at 3% 5 year balloon, and willing to negotiate different terms or price.
Owner is relocating and going out of state.
I was wondering what you guys think of this deal is in Central Florida.

Is the total rent is $2,500? If so then this is a very bad deal. Not even worth low balling.
