I have a homeowner who had filed Chapter 7 … 2 years ago and now the sheriff sale is on Jan 9th. I’m still waiting for the lender’s response to a short sale… the homeowner mentnioned if I can’t close by the 9th, he will file for Chapter 11 or 13. Should I let him file to get more time? And then later have him file dismiss of bankruptcy? I appreciate any feedbacks you guys may have.
Has the lender done a BPO yet? How long has the offer been in?

I’ve had tons of deals screwed up by the owner filing a Chapter 13. Everything comes to a screeching halt when the attnys get involved.
