When dealing w/sellers that are not using attorney,to whom do I make a check out for earnest money?

Are my escape clauses already added to contract when I initially meet w/seller or are they put there afterwards by my attorney?

You give the seller $10 or so and you make sure it is stated in the contract that he received it. If you lose it, then so be it.

Anything you want in the contract must be in the contract at signing, not afterwards. You cannot modify a contract once signed without the agreement of both parties.

Where in the contract do I add the escape clauses and/or any other inclusions? Thanks for your response Fadiz!

It really depends on the contract you are using, the general answer is in the body of the contract, or as an addendum.
