NEED HELP

This is my very first deal and I really don’t know if I should do it or not. I found a motivated seller of a 1 bedroom bungalow in Northeast Kansas City. I think he said it was appraised at 25,000 and he wants 19,000. The property needs rehabbed and I think it would be worth around 60-70 thousand. You could even make it a two bedroom if you would want. I asked him if he would do a lease option on it for 300 dollars a month and buy him out in 3-5 years and he said alright. No down payment and he has it free and clear. My problem is that first, it is a one bedroom and I think that would bo hard to sell and second is that I don’t have the credit to get a loan to fix it up. My credit is bad. should I just wholesale it to another investor or is it even worth the time. I just know there is a way for me to make a profit out of this deal, I just dont know exactly how.
