Need Help With Short Sales.

I have started doing loss mitigation to help people save their homes. in our interview process i find that many of these people are better off getting out of their home and or finding a relative to purchase the property. I have struggled with this part of my business because i really don’t know the ins and outs of the process. I have bought all the books yada yada yada. So please don’t pitch me programs.

My Struggle really is this. I am looking for someone who i can pass these people to and they can pay me a bird dog fee or something along those lines.

Currently i have about 60 people that i have talked to that really need a short sale and are open to the idea.

You should google short sale services or some other similar terms. I think there are some services that you can find that will do the short sales for you in exchange for some of the profits. They do the work so if it doesn’t get accepted no real loss for you. If it does, everyone wins.

Have you attended any REI meetings in your area? Called any investors who advertise in your area? Find out who does short sales and is looking for leads.

Owners want out but bank is being tough to deal with. ASC serving both loans. Owes about 282K now. House worth around 235K now.

Hi Andrew, I emailed you directly, but also wanted to follow up here. After discussing this with some of our team, you may not want to go forward with ASC. They’re notoriously difficult to work with & unfortunately, it’s highly doubtful any resolution will come of it, even after months or a year of working with them. Let me know if you need more details.

For those of you paying a birddog fee, how does this appear on the HUD? With all due respect to AcQuity’s post don’t give up on ASC. I just completed two deals with them and the filehandler was amazing. She actaully gave me her cell phone number towards the end when we needed to speak more frequently. Many of the filehandlers, not just for ASC, are paid a commission based on the number of deals they close and the defauly liquidation quotients. There are good ones and bad ones for each bank just as restaurantrs have great wiaters and bad waiters all working at the same time with the same job to do. Good luck! Keep us posted. :beer
