Need help with contract

Good Afternoon-
I have a property and I have a buyer. Does anyone have an example of a contract or letter that states how to get the agreed finder’s fee? This is my first deal with an investor(seller) I do not personally know and I want to make sure I do not get hosed in the deal Once I put them together.

If you have the property under contract you can just do an assignment agreement with the buyer that states your fee. You need to make sure your contract is assignable.
