Hi Guy’s I’m hoping someone can give me some advice. I have a friend that is going through a divorce and needs to sell here house ASAP. The house is a 3br 2b w/1,524sf ceramic clay tile through the kitchen / den, dinning room and entrance. The house was built aprox in 1980 and has a new roof only 5 years old. And includes a jacussi (which needs a minor repair) The house has vinal sidding and only needs some cosmetic repairs.

The comps come in at 145k to 155 she currently owes 99,7000 I’m looking at trying to get here out of the house with some cash in her pocket to move and a little something for me, how can i aproch this to an investor? what type of contract should i use.
Any input would be appreciated.
An investor will probably take this off your hands for 75-80% LTV which will put some cash back in her pocket.
Thanks christopher; so if I understand this correctly the LTV would be 116k which is what i would sell it to the investor. would this be correct?
