hello folks, wanted to get your opinions and solutions, if any, on my situation.
- the property has 4 condominiums. following is the % ownership - 1 - 18%, 2 - 30%, 3 - 22%, 4- 30%.
- I own unit 1 and 3.
- my wife owns unit 2
we want to buy the remaining unit 4, so we have complete control over the condominium.
the issue is that i can’t find a lending company that is willing to loan me or my wife for the unit 4, reason being that ownership would more than 50%.
are there any lenders who can look at this as a portfolio. i am willing to put down upto 20%
other options i was thinking
- maybe i can start a corporation of my own, not sure S-corp or LLC, and then get a commercial loan on that business
- buy it as a multi-family and get one big mortgage.
let me know if any of you can help me out. i am very serious about this deal [so is the seller]
