Need Help Getting Started

Hello, First thanks for all the great post’s that have really helped me to get an idea of what this is all about.

I have always been interested in real estate but haven’t done anything about it…I want to remedy that now.

I have some questions…I have read that the market is floaded with bird dog’s…if so then won’t all the good deals already have people on them?

I have a realator friend who I think would help me…she is very good and has made A LOT of money selling real estate…but how do i approach her and ask her for help?? What does she get in the deal? Do realator’s typically help bird dogger’s??? Why not whole sale it themselves??

What are the best resources online to learn more about bird dogging??

I have soooo many questions and am so unsure about how to get started…even after reading through about 2 hrs worth of post’s…It’s like I can see how it would work…I just don’t see how to initiate it…I don’t know if that makes sense or not…

but could some of you share how you got started…where you first started looking for deals?? How you found out comps…etc to start off with.

Realtors still get their commission if you bird dog one of the properties that they show you if the property is listed. Just be sure that if your realtor sends you a property that they do not have listed that your buyer purchases from them rather than the selling agent. otherwize there would be no reason to send you deals in the first place.

Getting educated I think would be a good first step. I would recomend Barry Grimes real estate jobber 101. It is only like $99 and there is soo much quality information in there. There are not all that many bird dog courses out there, but this one is well worth the money.
