Not too clear on your question. Is this a house you own? Or have under contract? Wholesale buyers? Or retail buyers?

It’s not my house… it’s a short sale that will be getting approved very soon, so we’re looking to flip it to a retail buyer and keep the spread.
I would also suggest running an auction on the property. This way you get interested Buyers, while also getting names to add to your Buyer’s list for future properties. You might also want to advertise “CHEAP HOUSE 4 SALE”, with a phone number and e-mail contact on a large banner type sign in various neighborhoods. This sign can be posted on the front of the house, it can be taken away when you leave and it’s reusable.
go to the local county sheriff sale and talk to the attendees b4 or after the auction.
