Need Hard Money Lender

I am new to this investing biz. I need a hardmoney lender for a Katy-Houston, Texas property.
Sales price is 134900 ARV is about 230,000-245,000

I have horrible scores right now but I am in credit repair so I need someone that will not look at credit or liquid assests but do the deal based on the property. I hope to refi out to a conventional loan in 4 months.
Please help…need to close this asap

You need to figure the costs for repairs, and the holding costs when you put it on the market. You might consider a partnership in the deal. Crunch your numbers. Get the comps. Have everything ready when you talk to a lender or to a partner.
