I am looking for private/hard money in the South Georgia area (Camden County). I have currently completed 4 real estate deals with ROI of 3%, and 32%. I have kept 2 of the properties with positive cash flow of 6k/yr ( 1 is currently on the market for sale). I have financed all of these properties and used my own funds for the rehabs. My current debt to income ratio is pushing 50% and banks are saying they can’t lend to me because of underwriting guidelines of debt to income ratios. I want to do more real estate deals but running out of financing options. I do have more of my own funds (40k) but would rather not use it as I have a lot tied up in the other two properties. Honestly I don’t want my money tied up in just one investing strategy. If anyone has any ideas or their is a private lender who would like to do business please get in touch with me. I only like doing business in Camden County because I know and understand that market. I also have a solid network already in place (agent, attorney, contractor, accountant, etc…)
