Need contractor agreement and scope of work document

I’m getting ready to start a rehab and am looking for a general contractor agreement and scope of work template. Before I reinvent the wheel I figured I’d reach out to see if anyone had one.

What we do for the job scope is walk through the property unit by unit, or room by room, with a handheld voice recorder and mention every single issue. Then we type it as a word document, nothing too fancy but nothing gets forgotten.

Have you tried your local library? I was in my local library few weeks ago looking for books on how to form your own LLC and how to be an effective landlord. I found a ton of good information - including some templates and examples in CDs included inside the books. I bet you can get good templates for what you need in your local library.

I just use the contractor’s agreement. Make sure it lists every item to be done in detail, and has a drop dead date on it.

Occassionally, you also want to have it state who is going to do the work, if it is a job where it matters. Always, you want to sttre when payments will be made and under what conditions.

I just add it to his contract, after discussing it and getting an agreement.

If it is not on the contract and in writing, you aren’t getting it. They aren’t going to haul off the trash and clean up if it isn’t in writing.

I’m getting some new roll up gargage doors installed and bids did not include taking dwon the existing doors. If I didn’t have a lot of experience with contractors, I would have assumed that you can’t put new doors on without removing the old ones, and thus, the old doors would be removed as part of the job.

Having worked with contractors. I knew to ask about the old doors, and they are now dealt with in writing on the contract.
