It really all depends on the type of investing you are into. I wholesale so I like to use bandit signs. It gets the job done every single time.
Edit: I am sorry I see that you are trying to target your marketing. You can still use bandit signs. Just post them in the area that you are trying to pick up homes in, and get them super high.
There are different marketing campaigns that you could do to improve your business or make sales, buy leads or even generate attention. there are traditional marketing and internet marketing which cost less than traditional marketing campaigns.
The best way to start off with Direct Mail are letters that have a sequential follow up. Make sure the letters that you are mailing look like they came from Grandma or they are going straight to the trash can. Once you have mailed about 3 or 4 letters to the prospects that you are targeting, you can then start mailing them postcards.

The best thing thing that works for me time and time again are post cards.
I love post cards because they are naked mail and people tend to hold onto the post cards for a while.
Another thing you should do is when your get a list send out postcards right off…You will will have bad address and I would rather weed out the bad address with a postcard vs a handwritten yellow letter.
The big secret to direct mail is mailing multiple times…You must mail your media between 7 - 10 times.
A lot of investors only mail one time and they quit using direct mail.
It kind of depends on what you’re selling. If it’s pizza, for example, then a full-color, large postcard would work better than a letter. For other things, a ‘carrier rout sort’ option w/ postcard would be the cheapest option.
A party may not rely on a number of companies do not want to be something for them. They want the link. They want to talk about their products. Wishing to sell their advice. You need to find a way to take advantage of this forum without sacrificing quality.

I have mailed Thousands of post cards. I can tell you this. Everytime I did not market, I did not get a call. The point is that what ever you decide is do you have the staying power to keep it up. A lot of people like Yellow Letters. I like them if they are LASER TARGETED. This short general message will get you a lot of calls, but you need to be on your toes for conversion rates to get appointments.
The thing is that make your letter YOURS. Not the John Smith and my wife letter. Becareful about the probates. That one you can use a general we buy house message.
Now each time I used these Yellow letters, my phone exploded. The lists are smaller. Just like today. I only had 3 expired listings.
We use a combination of yellow letters and postcards. Probably ends up being about 10 to 1 postcards because postcards are a lot easier and quicker to drop 1000 than letters. My yellow letters only go out when my kids need money - you think that would be often, but they get tired of doing them for us…
