This is a great club filled with many smart investors. Read and study and learn by doing on a small scale. Make a great deal by finding distressed sellers. Any one can buy property at retail. In times of 25% inflation even a bad deal will make money over time. I invest in small commercial deals with an 18 to 20% cap rate and small rent houses in the $20K to $40K range again with cap rates over 20%. I go for cash flow. As an example I can have a duplex 50% vacant all year and still cover the mortgage payment. Good luck
