Need Advice how to break into Self Storage Investments

Hello All,

I need some advice on how to get started investing in Self Storage properties.

  1. Best ways to locate great deals
  2. Best way on how to finance. (looking at ways with as little as possible out of pocket)
  3. Any recommendations on mentors in the Northern Virginia areas.

  1. Best ways to locate great deals = Get off the couch and go and see where the properties are. Deals are not found they are made with proper knowledge of the value and cash flow of that business.
  2. Best way on how to finance. (looking at ways with as little as possible out of pocket) = Other peoples money. You need to create relationships with those that have the money. Either with banks or private lenders the process is the same.
  3. Any recommendations on mentors in the Northern Virginia areas = You can find a Mentor by looking at properties that you want to buy and asking them to help you by one too. Keep asking until you find one that will help and they may even partner with you on the first one and then you would understand the process.
