need advice fast

i am looking at a house that has been foreclosed on and is going to auction in 3 weeks. the owner currently listed through a realtor. does the delinquent owner still have control? Or is it possibble to contact the lender and make an offer to them directly?Also in a case like this would the lender let me take over payments? Is it possible they would accept an offer lower than what is owed before it goes to auction? thanks in advance for your help

You need to contact the homeowner before it goes to sale. Remember…the purpose of the sale is to give possession of the property back to the lender because thats the collateral on the loan.

In NC, the homeowner still can sell the house until after all upset bid periods have expired. For example, there is a 10 day upset bid period after the sale at the courthouse steps. If someone puts in a bid prior to those 10 days passing, then that bid starts another 10 day period.

On my last foreclosure purchase I put in an upset bid just to buy time so I could work out the deal with the homeowner. A lienholder wouldn’t allow the deal to go through so I had to buy it through the Trustee. It all worked out, though.
