My lead is deceased! What now?

I have a preforeclosure in the area and thru direct mail found out that the owner has deceased. I’m guessing that will make whoever has the property now is desperate to sell.

Any ideas how to proceed and contact whoever may be in charge of the property?

Thats a very tough situation, you should be very careful when you pick your words. Make sure you act like you dont know they passed. Look them up in county records usually there will be more then one name and then follow up in 411 and see what happens.

The other poster’s right—your approach will determine if you are perceived as an opportunist (of the lowest form) or someone that “learned of his/her loss and are here to present a solution”.

When u find the people that the property belongs to say:

“Hello, are you the new owner of xxxxx?”

“I was speaking with xxxxxx before he passed away about the sale of his property, I was wondering if you would be interested in selling the property?”

I would doorknock or find these new owners quickly.

Preforeclosure probate deals are juicy as hell.

It would be better to ask if they are the personal representative, if not who should you contact.
