This will be last thread of questions… I think I have most of them answered except for one major one…
It occurs to me that if I’m going to be using Craigslist to find houses, a lot of them are quite a long distance from me…
So I will either have to spend my life driving far distances, or just talking to the owners and trying to estimate the repair costs by their word and pictures… I hope this is how it’s done because I’m not driving that far every day…

I don’t mess around with advertised houses, if it’s on CL chances are they want too much money and every body else has seen the deal and passed on it.
I get my best deals from Bandit signs, recruiting bird dogs and sending out post cards to absentee owners. I could explain it all in more detail but your gonna have to understand that last sentence. Buy a list of absentee owners, recruit bird dogs on Craig’s List and buy bandit signs at dirtcheapsigns.com I also got a profitable deal handing out my door knob hangers last summer and I’m gonna do that again.
I do not go out and look at most houses, if the seller says it’s in beautiful condition tell him to call a Realtor. If he says it needs some work, he lost his job, he’s got medical bills and the taxes are not paid, run like hell over to his house and get it on contract for half of it’s Zillow estimate.
Or just email him the contract and hav him sign it and send it back. The only reason I go look at a house is because the seller seems motivated and it needs work and I want to built a rapport before he calls the other investors.
