MY BROTHER IS ON THE QUICK CLAIM DEED, NOT IN THE MORTGAGE, CAN HE SHORT SALE?

Hi everyone:

I became a Trustee for a distress homeowner. I did a Quick Claim Deed to my brother to take title of the property because homeowner couldn’t afford to stay in the house. The mortgage remains under the homeowner and I am recognized by the lender as " Care of Homeowner "… Now, the homeowner can’t be found and I continue with my brother paying on the mortgage. Can I approch the lender and tell them that the homeowner is not longer in the picture and that the homeower sold the property for X amount of money ?, I would like my brother to refinance at existing value because the property is under the water ?, Please advise or guide me to someone who can help me ?, I am desperate .,
