Move out inspection

I recently just had a tenant move out and I am going to be charging them for some minor damages. They were very difficult tenants otherwise I wouldnt be so petty. One of the things I would like to charge them for are the burn holes in the carpet that was brand new when they moved in. What is a good number to charge for each burn hole? Do I have to have pictures or something to show if they dispute the charges. I dont even know who they would cry to but I am sure if anyone were to, these people would. They also were not out on the 31st of August. When I went to change the locks on the morning of Sept 1, they were still in there sleeping. I plan to charge them for the pro-rated day, should I have any problems with that?

I normally wouldnt be like this, these tenants just went out of there way to be a pain in the butt. They even denied me access to show the unit because I failed to give them a full 24 hour notice once. This was just in despite, not because of an inconvienence. I had shown it several times before this one particular day.

I always take pictures of my properties inside and out every room and every wall before I let the tenant move in. I also take pictures as I get it back. This documents the wear and tear. If the carpet is no longer usable I charge them to replace the whole carpet in that room. With carpet if it is dirty I clean it. I even will fix stinky carpets (change out the padding only) but if it is stained or has burns on it, I will charge them for the whole room.

The prorated rent is a definite. I won’t know of any state that won’t allow that.
