Motivated sellers

Hello everyone Im new to the site and whole selling im in the philadelphia area just wondering what you guys have found to be the best method to find motivated sellers. I have a pretty extensive buyers list already I just need the deals coming in can any one help :biggrin

Online marketing and direct mail campaigns.

Yup, as Mr. Investor said. Pick a “people problem” and go after it with some direct mail. The online marketing can consist of some we buy houses bandit signs, small local ads in the freebie paper, craigslist ads, etc all leading to a web page with a squeeze page to weed out the loser deals. Or just craigslist ads with your email and phone number if you’re broke.

But your better deals are going to come from “people problem” targeted direct mail.

thanks for the feed back but one more question when you say direct mailing are you talking about taking addresses for homes that i am interested in and looking up the owners address or or buying a mailing list.

It could be that, it could be buying one, it could be getting one from various local government offices, etc.

I have the exact opposite problem. I can find good deals all day long, but I’m having a hard time locating cash buyers for these properties. Any suggestions?

– Where are you located?

Try sending your tied up deals to local wholesale investors that do have a buyers list and give them a finders fee ($1000) for connecting you to a buyer. Just make sure they’ve got meat in the deals…

I partnered with a friend in Philly using radio advertising; we ran a 7 day radio commercial and got 51 calls. We are working now on three transactions that may have a high profit potential. We are still working on others.

I am in Baltimore and like Philly. I think it is a great town to find good properties that will produce short term cash profits. I may even open an office there for our auction business. Another prospecting method to find motivated sellers I am using is “locators”, essentially a system for bird dogs. The locator program works great and it increases the business of the auction company while providing shared profits of equity and commission to the locator.
