Hello Everyone,

I am working on building my buyers list and I just wanted to get some ideas from some of the more seasoned investors. What signs work best for you to attract buyers/generate leads. Ex: We buy houses cash, we take over payments etc…

I realize different signs work for different buyers, retail buyers,cash buyers. If anyone would like to share the ones that work best I would appreciate it. Thanks

Just remember if you put out a sign saying We buy houses for cash make sure you have the cash to buy the home because your reputation is on the line.

Im fairly new at this and im trying to gain as much knowledge as possible but I believe if you put those kind of bandit signs up your attracting people interested in selling there homes and not buyers.

Ive heard the best ways to build your buyers list is to attend your local REI meetings, foreclosure auctions, perform a search of all homes purchased in your goal area that were purchased w/o financing.

Ive also heard that if the numbers make sense on the deal you are offering is good enough it will attract serious buyers who you can add to your buyers list as well.

To attracted Cash Buyers and home sellers you need more than just signs. If you are just starting out and money is tight then just using signs is fine but I would advise you to learn marketing/sales and then implement different marketing campaigns.

I don’t currently use signs but when I did my sign color and message was different than all the other signs. Every sign in the Philly area is a yellow sign with black letters and similar message.

How to find cash buyers:
Online and offline Networking: REIAs, LinkedIn, Facebook, etc.
MLS – pull all cash transactions settled in your area. Then mail to them to join your buyer’s list.
Craigslist/Backpage
For sale signs
Sherriff sale

IF you are looking to do some lease option deals, I would say we buy houses and take over payments, but if you are just looking to generate wholesale deals, Just have:

We Pay Cash For houses
or We Buy Houses
