Most Effective Real Estate Marketing Strategy

Hi, I was just want to ask for more suggestions regarding real estate marketing, which do you think works the best? Is it classified ads posting? social media (Social Networking)? Search engine optimization? or Email Marketing?

Rather than take the “either/or” approach, why not do it all?
For me, classified ads and internet marketing has worked well.
I did the bandit sign thing before, but never felt comfortable
slapping up signs all over town, just to have them tore down
minutes to days later. Bandit signs are more of a shotgun approach,
so you’ll get all kinds of calls (& tire kickers). Not saying they don’t work…
they do.

Also, I’ve yet to mail out the 1st postcard or letter in the past 7 years.
Although, It’s something I’ve considered doing. Expect response rates
to be around 1-2%…some folks get better results. Also, this costs $.

However, I don’t see how email marketing would be effective.
Unless, you’re talking about contacting sellers from classified ads
via email. On the other hand, if you’re building a buyers list, then
having the ability to reach a large number of folks @ the push of a
button works well.

Free is always good. Posting on sites such as Craigslist, Backpage, Kijiji
have worked for me. You can further spread your message by implementing
social media, using sites like Facebook & Twitter. Not saying you’ll have motivated
sellers ringing your phone off the hook, but rather, you’re building your brand.
Also, getting ranked in the search engines should get you some results.

So, there is no “best”, as each individual has varying budgets, business models,
and overall goals.

No matter how many so-called “effective strategies” you have right there, if you have no passion, determination and hard work in what you do, then those strategies will not still become effective. It needs dedication too so that no matter how boring or tough the job is, you can still manage to smile without always complaining.

I agree with JasonAL, a strong marketing strategy is well rounded. If you don’t have the budget for everything, do what has the greatest return for the least dollars. In my experience, highly targeted SEM works effective. I say highly targeted because SEM for broad terms drive a lot of traffic but the conversion ratio to leads is lower. SEO is a long haul strategy and depending on the competition can be pretty expensive. The Web is a great way to target your consumers. Even Facebook lets you hyper-target your ads.

Depending upon what you’re trying to accomplish ofcourse… there are many easy marketing techniques you can do.

Right now, I use the HIGHLY effective yellow letter method from a marketing company that i work with.

My phone is ringing off the hook with motivated sellers. Only spent a couple hundred on marketing and I’m going to turn 1 or 2 deals easy from this.

Anyways, if you’re looking for motivated sellers to call you, this is the BEST way to market!!

In my opinion, SEO is going to be the best long term play. If you can get people coming to your website which has multiple squeeze pages on them, you’ll constantly have leads in your pipeline.

Besides online marketing, the other best source is to market with yellow letters. Hands down!

My house is a typical small family home with a nice garden.It’s a normal house, certainly not a luxury villa. I would expect my target market to be families with children or pets.While it’s great for you as a career agent to have the support of a company or franchise, most of your business and repeat business is because of you, and not the company. I am sorry, but I am going to have to stick with the bandit signs. If you have tire kickers call you, get off the phone with them quickly. They will drain you! Most of your calls will be positive.

You can do it all, all of the marketing process you’d mentioned works, you just need to focus and work with.

PPC – Pay Per Click campaigns are a good way of getting potential visitors to your website. PPC is an Internet advertising model used on websites, in which advertisers pay their host only when their ad is clicked. Content sites commonly charge a fixed price per click.

Which do I think works best? Well, in my opinion the one that works best will be the one that gets you the most leads for your dollar. I have to admit, I haven’t tried ALL marketing methods that have been described, and that is solely because I’ve used one in the very beginning that works well for me, and that is bandit signs. I have someone put the signs out for me, then take them down after the weekend is done. I even pay homeless people money as Kelly Luvs recommends and it kicks butt. But if you think of it in terms of the number of eyes that see you message, if you pay for the bandit sign, put it out there for a weekend, take them all down, and repeat that process, if 1 sign cost say $1 and you put that sign out and its seen by 10,000 eyes that weekend, you take it down so it doesn’t get taken, then put it back out the following weekend, I don’t see how you can beat that. When you take that same look at yellow letters, the price is entirely different. Even if it costs 10 cents to send out, only 1 seller gets to see it, and they only see if once, then you have to send other letters. With the method I’ve been using of ‘recycling’ the signs each weekend, the calls are constant, and some signs I’ve been using for over a year and still using them. Can we say that about yellow letters? Nope. I haven’t seen my sign shop dude in 1 year because I don’t need to. That said, to be fair I have never tried yellow letter, but I hear they work really well. I’m curious how Tony D gets his leads. Tony, whatchu saying bro? LOL

I am sorry but my bandit signs didn’t work out for me. The got taken down right away and I didn’t get a single call. Maybe they work for other but didn’t work out for me. Plus I feel weird getting out of my car and putting them up. Its like i’m doing somthing illegal or somthing. Oh wait…

Bandit signs are still a very effective marketing tool but you’re right, some areas are very averse to them. On the other hand I’ve seen bandit signs remain up for up to a year or more.

I’ve found that the nicer the area the quicker they’re coming down.

I like your idea and I been thinking about doing except that you did not include the price of paying someone to post the signs for you … I can’t see someone posting at night and taking them down for no less than $3 /sign so it would cost more than you indicate…That being said I am also a fan of this marketing and even at $5 a sign is worth it if you do it right.

You’re right! Can’t forget the cost to have people put the signs up. I pay $1/sign to put up, then I pay $1/sign to take down. They put up Friday night, take down Sunday evening. I hire a few high school and 1 college guy to do it. They all have to put up a minimum 40 signs. I’ve created routes for them. These routes are all in the postal codes/zip codes in which they live. So picture one guy for example on Friday. He puts up 40 signs in his neighborhood so he’s happy with that. I have currently 5 guys doing it and it’s great. Usually on Saturday I drive the routes to make certain they have put them up. I do the same on Sunday. Sunday night is when they get paid. Rinse and repeat, simple simple. So for each guy, they put up 40 signs times 2 bucks, 80 bucks per guy per week. They aren’t allowed to put them in the ground as per my rules. They have to be at least 9 ft off the ground. So this way it’s harder (but not impossible) for folks to grab it. Also the areas I pick I personally know well, and we can get away with a weekend marketing blitz like that. So I spend my money once on signs, recycle them, and the only cost I have is paying the guys. Cost is negligible.
