Michigan/midwest Cap Rate Q?

Anyone know and have some info to back up what campground/rv park cap rates are looking like in Michigan/midwest right now? I’m getting some national data at 9.15 to 10, but I know this area has really taken a beating over the last year. Any help would be appreciated. Also, please don’t get on a soap box and tell me that cap rates are up to the investor and a market cap rate doesn’t mean anything etc…

The area may have taken a beating but, has the mobile home parks faced the same issues? I would call a local commercial appraiser and speak with them about it. I would look for one with an MAI designation. They typically will give the info out if they think you will use them for the transaction.
