MH park owner must pre approve buyer for mobile home

Perhaps this was discussed before…but couldn’t find a posting about it. This MH park owner insists on preapproving before sale goes through…and NEW OWNER MUST BE THE OCCUPANT.

I am trying to flip this trailer and need some advice. My exit strategy is if MH park owner doesn’t approve my buyer, I will remove the trailer and set it up in another park. Anyone had this happen before? :rolleyes

It is pretty standard for a Mobile Home Park to approve a buyer before a sale as like a home or apartment rental a MH buyer is expected to make a space rent payment and potentially have some utility bill payments due the park each month which gives the MHP the right to approve the buyer / space renter.

Probable more than half of all MHP’s want the property to be owner occupied as the park standards and ability to enforce park rules is easier.

Moving a mobile home is not very profitable as even a single wide needs to be moved by a professional. If the mobile home does not have the axels under it any more, a pair of axels with tires can run $2k to buy and install under a single wide! Then if the tongue is missing you have to buy and reinstall a tongue which can run $750 and then you have to set up temp lighting which depending on the move and distance can run another $200 or so.

Then you have to disconect utilities and remove all the jack stands under the trailer and if you have clearence problems can require a crane to get the MH swung around to get it out and potentially need a crane to swing it into place at a new location! Then you have to re-level and re-set jack stands and re-connect utilities and clean up both yards.

This whole process could run worst case $5k to $7k, unless you got a hell of a deal on a new trailer, it’s probable not worth moving? This example is a worst case scenerio as I have no idea what your specific circumstances are?

If you are dealing with in park mobile homes expect every park to want to approve your buyer!

Just a suggestion: I’m betting that the park didn’t change the rules after you bought the mobile. So, in future, stop by the manager’s office and ask about their park rules BEFORE you buy.
