MH Auction 70+ properties

I am new to the forum. I own one Mh that was rented, but was totaled by Rita. Am replacing it. I think that the real money is in parks. There is going to be a major auction 12/15 for a lot of parks. I have read some of the brochures. Don’t really understand the cap rate auction format, although i do under cap rate. Can anyone clarify? Also, any leads on best MH insurance companies? I don’t want to use the one I had on the destroyed property.

Progressive Insurance and Foremost are decent and actually cover pre-hud homes (before 1977).
