Was curious to see if anyone out there could shed some light on creative ways for adding buyers to my buyers list?
No need to state the obvious ways (i.e. Bandit Signs, Newspaper Ads, etc), just looking to start a creative conversation here and hopefully help everyone out at the same time.
Thanks for your feedback!
Hi,
Even when I wholesale I market to both investors and to retail buyers, my investor list is comprised of contacts and resources I have made over 30 years, I attend REI meetings, seminars, auctions, network online, get referals from realtors, attend conventions and home shows.
I know from experience that my retail buyers list is an ever changing entity where a buyer today is home tomorrow, I only have 15 to 30 days to find something for my retail buyers and get the property and buyer in escrow or the buyer finds something else and close’s escrow.
I fish for retail buyers to match to what I know is available in the market, I don’t buy a property to re-sell unless I know I have a buyer and I always tie up what my buyer want’s I send out letters to apartment renters; Condo, Townhouse and Home renters / leasors who may become home buyers, I post cards on bullitin boards, I get referals from mortgage lenders, professional associations and associations like Schriner’s, Masonic, Car Clubs, Hunting and Shooting Clubs, Church and Civic Associations and things like Parent / Teacher (PTA) groups or non profits concerned about community stability! (Home owners have been shown to care more about there community!)
But it takes a lot of networking to let people know what you do and how you do it, also integrity and an ethical reputation are paramount to success!
Good luck,
GR
