Can someone recommend a mentor, a one on one to assist me thru my deals, specifically has had lots of purchasing experience in commercial multifamily properties. Any source out there would be helpful so long as it is one on one and they actually have this type of experience. Thankyou

There isn’t a mentor out there that can guide you through your deals like the collective knowledge on this site.
What is your 1st question?
What have you done so far to learn? Have you read any books?
Your best bet is to find someone local in your area. And if you’re looking for a lot of hand holding, it is probably going to cost you, either via a fee or portion of a deal.
If you can’t find a mentor, then you can make a “team” of people to advise you:
- Commercial Real Estate Broker
- Commercial Mortgage Broker
- Commercial Appraiser

I have found that people who want a mentor are looking for a magical answer that no one else knows about except this $3,000 mentor. This is not the case. Your mentor won’t know as much as everyone on this site.

most of time, you first have to prove to the mentor that you’re serious. SO yes, first get educated w/books first. Then somehow show him that you’re serious. Showing up at his office every morning & buggin’ him might help . :biggrin

I don’t want your team members advising you… b/c they have commission incentive. You want a mentor who doesn’t give a damn if you jump or skip on the deal… basically someone objective. You can go to your local REI and see who’s experienced + willing to teach you. If he wants $, then offer him per hour basis so he is not incentivized for you to get the deal done.

As a broker I have been lucky to have a lot of very experienced brokers that I have worked with and asked tons of questions.
When i first started I also searched out clients to represent that did things that were similair to what I wanted to do
I also read a lot - there are so many trade magazines out there that are FREE that are on the cutting edge of what is happening in the commercial markets nationally.
Mortgage Publications are always intresting and you can often see trends in the market and the new programs being created.
Of course like everyone else said - Message boards are full of knowledgable people - I find it amazing to see the level of experience that lurks around on here and sometimes gives advice

I have a mentor that you would love! actually there are two. Both have extensive knowledge in commercial multifamily homes, and they work together. It would be well worth your time to check them out at MHPCollege.com I think you can find the phone number on the site to give them a call. I would ask for Dave Reynolds since he is easier to catch in the office.
Both are active investors and I assure you I would not have what I have today without their help. And just in case you are wondering they have multifamily property experience in just about every state in the US.

I agree that there is a wealth of experience available on this forum and this is a great place to start but educating yourself with as much information as you can gather about the industry will serve you very well. I don’t necessarily believe in mentoring unless they have a stake in your success, otherwise once they get paid, they don’t really care whether or not you make it.
